Our service takes total management of your HMO property, as the de-facto landlord, with full end-to-end management and responsibility for all tenant acquisition, vetting & screening and ongoing management. 

We typically offer up to 5 years 'Corporate Lease' management contracts for your property.  We then manage and mitigate rental/property risk, and in return offer you a fixed, no risk, and no voids guaranteed monthly rental.  

We are NOT an estate agency, and do not charge any finders or rental fees.  In contrast, we offer a fixed rental payment per month, reducing your total cost overheads, and allowing for more accurate rental cashflow budgeting.

Once we take over responsibility for your property, we will be responsible for overseeing property maintenance and repairs, from day-to-day wear and tear. We may invest refurbishment capital to raise the standard and amenities at a particular property, where necessary to provide the quality of finish we expect to deliver into the market for our tenants.  

Our contracts are to lease the property, whereby we as the lease company take responsibility for all your bills and utilities throughout the duration of the property lease.

We also expect to undertake a Property wide audit to help maximise, where possible, its EPC rating.

Our strength as a business is our Sales & Marketing expertise coupled with tenant assessment & screening processes and procedures.  We have a very clear strategy re our tenant demographic and deploy a wide range of strategies and media channels to secure our reliable and professional tenants.  

Your property will be frequently (typically monthly) inspected around cleaning and any tenant rotation schedules.  All maintenance and compliance Certifications will also be scheduled and dealt with at the appropriate renewal dates.

We conduct regular inspections to ensure your property is in top condition, identify potential issues and address them before they become major problems.  Cleaners will be contracted where appropriate and required for each property
